That's right, our homes use about HALF of the oil, gas, electricity or wood that is normally used to heat or cool a home of similar size. They are so energy efficient that they qualify for federal energy tax incentives. Our homes are so environmentally friendly and family safe that they meet the required qualifications of "green building" materials and practices.

        

The hard part of any owner builders early career is bringing a project "out of the ground". This is the area of the project that most entrepreneurs will incur their largest wounds in the battle to build their dream homes. The site work, foundation and framing stages represent a great quantity of unknown factors that may affect the project budget in negative ways and at great expense, especially time lost, if not handled by experienced professionals. By controlling the most uncontrollable part of the project, the rest becomes easy.

Building lots need to undergo a certain degree of scrutiny before they are approved by a town or municipality, therefore you need to start by looking for approved lots in areas that you would like to live. Once you select your lot, notify us and we will walk the lot with you to evaluate the topography, analyze the engineering and determine if the lot is suitable for your requirements and will accommodate your house plans.

When surveys and engineering are completed, permits are in place, and the building site has been adequately prepared, you can sit back and watch your new and highly efficient custom home be assembled in a such a short time, it still surprises even us. Under normal conditions, 30 to 45 days is all we need to deliver and install our product. This affords you a savings of an average of 60 to 90 days of valuable project time and 2 to 3 months interest savings on your construction mortgage amounting to thousands of dollars.

Site Work

The following list is to be used as a guide when bidding out for your site work proposals. This list represents all of the necessary components of a complete site work and excavation contract. These categories are derived from typical land conditions for Connecticut and the surrounding areas. Any regional or local land use agencies should be considered and adjustments made to compensate for regulation discrepancies.

Upon request, we will engage a local land engineer and an excavation company to perform the necessary site work and provide the appropriate supervision to facilitate professional workmanship and quality results.

complete site services should include:

  • machine mobilization, delivered to jobsite

  • perimeter silt fencing and driveway anti-tracking pad (as per engineering)

  • tree clearing and removal / chipping (as per engineering)

  • stump excavation and removal (includes container)

  • strip and stockpile existing topsoil

  • excavate for foundation and install gravel base (as per home plans)

  • basement slab preparation including radon venting

  • perimeter footing and leader drains (as per engineering)

  • backfill foundation and garage slab preparation

  • excavate and backfill well line (as per engineering)

  • excavate and backfill ETC trench (as per engineering)

  • septic materials and installation (as per engineering)

  • excavate for sono tube / pier footings (as per home plans)

Building lots are as different from each other as people are. Site costs can range from as little as $25,000 to over $100,000 depending upon certain criteria and conditions that are not obvious at first glance. Surveys and engineering must be thoroughly evaluated and adjusted to accommodate your particular home plans.
